West Seattle's rental market

West Seattle rents on space and the water. Houses with a yard, a view or a short walk to Alki, Lincoln Park or one of the junctions lease on those features, and townhomes near the Alaska Junction and Morgan Junction compete with the newer apartment buildings around them.

Getting downtown means the West Seattle Bridge, the King County Water Taxi from Seacrest Park or the RapidRide C Line. Light rail is still coming: Sound Transit's West Seattle extension remains funded, with stations planned at Delridge and the Alaska Junction and service targeted for 2035. Homes near those stops will feel it, but we price on today's commute.

What West Seattle owners should know

Owning a rental in West Seattle means older houses, hills and a long list of small neighborhoods, each with its own pull. The homes we manage here run from houses built in the 1920s to townhomes built in the last few years.

Side sewers are yours

Seattle owners own the side sewer all the way to the public main, under the street too. On West Seattle's older hillside lots, roots and shifting soil are hard on old lines, so we scope them before a resident moves in.

Heating oil tanks

Many West Seattle houses from the 1920s to the 1950s were built with oil heat. With Seattle phasing out heating oil, a house that still burns it, or has an old tank in the yard, needs a conversion and decommissioning plan. We flag it the day we take the home on.

Steep slopes

Parts of West Seattle, including the hillsides above Alki, are mapped by the city as landslide-prone. Work on those lots can trigger Seattle's environmentally critical area rules, and drainage matters more than usual. We watch gutters, downspouts and drainage on hillside homes every season.

Condo and townhome HOAs

Townhomes around the Alaska and Morgan junctions often share an association for roofs, walls or driveways. We collect its rules when we take the home on, and our lease holds residents to them.
