For Washington landlords
Residential property management, run for your return.
Residential property management means one team runs your rental home for you. We price it, market it, screen and place residents, collect rent, coordinate maintenance and keep every notice and lease compliant with Washington and local law. You keep the decisions and the return.
What's included
Full-service management covers the whole life of the rental, from the first listing to the last move-out. Each piece is also available on its own.
Pricing and marketing
We set the rent from what comparable homes nearby are leasing for, then list the home where Washington renters actually look.
Tenant and resident screening
Every applicant is screened against the same published criteria, applied the same way, every time. That's fair to applicants and it protects you.
Leasing and move-in
A Washington-compliant lease, a documented move-in condition report and the deposit handled by the book.
Rent collection
Residents pay online. Late rent gets followed up promptly and by the book, and you get a monthly owner statement.
Maintenance coordination
Requests are triaged, work is done by our own maintenance team or vetted vendors, and anything over your approval limit waits for your yes.
Compliance and renewals
Notices, renewals and rent changes are written for the city the home is in, not just the state.
Where a manager protects your return
A rental makes or loses money in four places. Management is worth paying for when it does better than you would in each of them.
- 01
Rent
Priced too high, the home sits empty. Priced too low, you give away income every month of the lease. We price from the market, not from hope.
- 02
Vacancy
Empty weeks are the most expensive line on a rental. Fast marketing, quick showings and a clean turnover shorten them.
- 03
Repairs
Small problems caught early cost less than big ones found late. You approve anything over your limit before it happens.
- 04
Legal exposure
One wrong notice can cost more than a year of management. Every notice and lease we send is written for Washington law and the home's city.
Washington rules, handled
Washington's Residential Landlord-Tenant Act sets the statewide rules for deposits, entry, repairs, notices and ending a tenancy. Cities add their own. Seattle, Tacoma and Bellingham each have requirements the state doesn't, covering things like screening, registration, notice timing and rent increases.
These rules change, and they differ from one city line to the next. We track them for the city each home is in and build them into every lease, notice and renewal. You don't have to.
This page explains what we do, not legal advice. Specific requirements depend on the property's city and the current law.

Questions landlords ask
What does a residential property manager do?
A residential property manager runs a rental home on the owner's behalf: sets the rent, markets the home, screens and places residents, signs the lease, collects rent, coordinates maintenance, handles move-ins and move-outs, and keeps the property compliant with state and local rental law. The owner gets a monthly statement and makes the big decisions.
How much does residential property management cost in Washington?
It depends on the service package you choose. Our packages are on the pricing page, and a free Right Price Promise assessment shows what your home can earn before you decide.
Do you manage single-family homes, condos and townhomes?
Yes. Most of the 1,600+ homes we manage are single-family houses, condos and townhomes. We manage duplexes, fourplexes and small apartment buildings too.
Which areas of Washington do you serve?
We manage rentals across Western Washington, mainly in King, Snohomish, Pierce, Kitsap, Whatcom and Island counties, including Seattle, Bellevue, Renton, Everett, Edmonds, Lynnwood, Tacoma, Puyallup, Bremerton, Port Orchard, Bellingham, Lynden and Oak Harbor.
Do you handle Seattle, Tacoma and Bellingham rental rules?
Yes. Washington's Residential Landlord-Tenant Act sets the statewide rules, and cities such as Seattle, Tacoma and Bellingham add their own requirements for notices, screening, registration and rent changes. We track the rules for the city each home is in and apply them to every notice, lease and renewal.
Can I switch from my current property manager?
Yes. We take over homes that already have residents in place, including the existing lease, deposit records and keys, so the resident's home stays stable through the change.
