Capitol Hill's rental market
Capitol Hill rents on the walk. Units within a few blocks of Broadway, the Pike and Pine corridor, Cal Anderson Park or the Capitol Hill light rail station lease on that location, and the station puts downtown and the University District minutes away.
Most rentals here are units in shared buildings, so the building matters as much as the unit: its age, its HOA, its parking and whether it sits in a landmark district.
What Capitol Hill owners should know
Owning a rental on Capitol Hill usually means owning a unit in someone else's building. The rentals we manage here are mostly condos, from units in 1920s buildings to recent construction, plus duplexes and small apartment buildings.
Condo and townhome HOAs
Many associations set their own leasing rules, from minimum lease terms to limits on how many units can be rented. We collect your HOA's rules and CC&Rs when we take the home on. Our lease requires residents to follow your HOA's rules. If there's a violation, we work with the resident and the HOA to resolve it, and any fine is billed to the resident.
The Harvard-Belmont Landmark District
On the west slope of the hill, work visible from the street, from exterior changes to new construction and some landscaping, needs a Certificate of Approval from the Landmarks Preservation Board before permits are issued. We plan exterior work around that review.
Parking zones
Capitol Hill has several Restricted Parking Zones, including around Broadway, the Pike and Pine corridor and the Harvard-Belmont area, where residents can buy permits to park past the posted limits. A permit doesn't guarantee a space, so a unit with its own parking is worth more here.
Older buildings, shared systems
In older condo buildings, plumbing stacks, boilers and roofs belong to the association, and dues and special assessments stay with you as the owner. If a repair in your unit turns out to be the association's responsibility, we tell you so it goes to the HOA.
