Washington rules, handled

Washington's Residential Landlord-Tenant Act governs screening, leases, deposits, repairs, notices and ending a tenancy. Seattle, Tacoma and Bellingham add rules of their own on screening, registration, notices and rent changes.

With placement only, keeping up with them after move-in falls to you. With full management, we handle it.

Do you offer tenant placement only?

No. We only place residents as part of full-service management. The team that finds your resident also collects the rent, handles repairs and renewals, and manages move-out.

What does tenant placement usually include?

Tenant placement usually covers pricing the rent, marketing the home, showings, screening applicants and signing the lease. After move-in, rent collection, repairs, renewals, notices and move-out stay with the owner.

Why choose full management over tenant placement?

Because most of the work, and most of the risk, comes after the lease is signed. Full management covers the rent, repairs, renewals, rule changes and move-out, and keeps the same team on your home from one resident to the next.

Can I stay involved if I choose full management?

Yes. You set an approval limit for repairs, get a monthly statement, and make the decisions on rent changes, renewals and improvements.
