For Washington landlords
Rent collection services, so the rent arrives and you don't chase it.
Rent collection services mean your property manager collects the rent, follows up when it's late, handles the notices Washington law requires and sends you a monthly statement. Residents pay online. You stop being the person who has to ask for money, and you see exactly what came in.
What's included
Collection is part of full management. Here is what it covers.
Online rent payment
Residents pay and schedule rent online, which makes on-time payment the easy default.
Late rent follow-up
Late rent gets followed up promptly, in writing, and in the order Washington law requires.
Owner statements
A monthly statement shows rent collected, fees and expenses, and what was paid to you.
Deposits
Security deposits are held and accounted for by the book, from move-in to move-out.
When it goes further
If a tenancy has to end, we coordinate the legally required steps with the attorneys who handle them.
Screening up front
The best collection happens before the lease: consistent screening places residents who pay.
Where collection protects your return
Rent you're owed but don't collect is the most avoidable loss on a rental.
- 01
On-time rent
Online payment and clear expectations at move-in make paying on time the normal thing to do.
- 02
Late rent
Prompt, consistent follow-up recovers late rent faster than an owner who feels awkward asking.
- 03
Records
Every payment, notice and conversation is documented, which matters if a dispute ever reaches a court.
- 04
Legal exposure
A notice with the wrong wording or timing can restart the clock. Ours are written for Washington law and the home's city.
Washington rules, handled
Washington's Residential Landlord-Tenant Act sets how and when a landlord may give notice for unpaid rent, what late fees may be charged and what must happen before a tenancy can end. Seattle, Tacoma and Bellingham add their own requirements.
These rules change, and they differ from one city line to the next. We track them for the city each home is in and build them into every lease, notice and renewal.
This page explains what we do, not legal advice. Specific requirements depend on the property's city and the current law.

How does a property manager collect rent?
Residents pay online through a resident portal. The property manager tracks every payment, follows up on anything late, and sends the owner a monthly statement with what was collected and paid out.
What happens when a resident pays rent late?
We follow up promptly and in writing, charge late fees only as the lease and Washington law allow, and give any required notices in the correct form for the home's city.
When do I get paid?
Rent collected is paid out to you with your monthly owner statement, which shows every dollar in and out.
Do you handle evictions?
When a tenancy has to end, we coordinate the legally required steps with the attorneys who handle them, and document everything along the way.
How much does rent collection cost in Washington?
It depends on the service package you choose. Our packages are on the pricing page, and a free Right Price Promise assessment shows what your home can earn before you decide.
