Fremont's rental market

Fremont rents on the canal and the commute. Homes near the Burke-Gilman Trail, the Fremont Bridge and the shops around Fremont Avenue North and North 36th Street lease on that walk, and the neighborhood is a short trip to South Lake Union and downtown.

Buses cross the Fremont Bridge, and the trail runs east to the University District and west to Ballard, which matters to renters who bike to work.

What Fremont owners should know

Fremont mixes some of Seattle's newest rentals with some of its oldest. The homes we manage here are townhomes built since 2000, duplexes and fourplexes from the early 1900s, condos and a few houses.

Side sewers are yours

The early-1900s plexes on Fremont's hill often still have their original side sewer, which a Seattle owner owns out to the main. One backup affects every unit, so we scope the line before leasing.

Heating oil tanks

Some older Fremont plexes and houses were heated with oil. Seattle is phasing it out, so a tank still in use, or one left in the ground, needs a plan and a fire department permit before it becomes a problem at sale.

Townhome associations

Many newer Fremont townhomes share an association for common walls, roofs or driveways, with its own rules. We collect them when we take the home on, and our lease holds residents to them.

Older plexes

Early-1900s duplexes and fourplexes mean several leases under one old roof. Each unit gets its own rent from the market, and shared systems go on one maintenance plan and one statement.
