For Washington landlords
Multifamily property management, from duplexes to 40-plus units.
Multifamily property management means one team runs every unit in your building for you. We price each unit, keep them leased, collect rent, look after the shared systems and common areas, and keep every notice and lease compliant with Washington and local law.
What's included
Leasing, rent collection, resident care, building and unit maintenance, compliance, and financial reporting, all from one team.
Pricing every unit
Each unit is priced on its own from what comparable units nearby are leasing for, so one good unit isn't subsidizing a mispriced one.
Leasing and turnover
Vacant units are marketed, shown and leased fast, with move-out, turnover and move-in handled in one flow.
Tenant and resident screening
Every applicant, for every unit, is screened against the same published criteria, applied the same way.
Rent collection
Residents pay online. You get one monthly statement for the building, unit by unit.
Shared systems and common areas
Roofs, plumbing, parking, landscaping and hallways are looked after by our own maintenance team or vetted vendors. Anything over your approval limit waits for your yes.
Compliance across units
Notices, renewals and rent changes are written for the city the building is in, for every unit.
Where your building's return is won or lost
The units share a roof, a boiler, a parking lot, and neighbors, so a decision in one affects the rest. We manage the building as a whole.
- 01
Rent roll
Every unit priced to its own market, and renewals planned so the building keeps pace with the market without losing good residents.
- 02
Vacancy
One empty unit is a cost; three at once is a problem. Fast turnover and steady marketing keep the building full.
- 03
Shared systems
A roof, a boiler or a sewer line serves every unit. Catching problems early protects the whole building's income, not just one unit's.
- 04
Legal exposure
More units means more notices, more leases and more chances for a mistake. Every one we send is written for Washington law and the building's city.
Washington rules, handled
Washington's Residential Landlord-Tenant Act applies to every unit in a building. Cities add their own rules, and some of them bear harder on multi-unit properties. Seattle, Tacoma and Bellingham each have requirements the state doesn't, covering things like registration, inspections, notice timing and rent increases.
These rules change, and they differ from one city line to the next. We track them for the city each building is in and build them into every lease, notice and renewal, for every unit.
This page explains what we do, not legal advice. Specific requirements depend on the property's city and the current law.

Questions landlords ask
What is multifamily property management?
Multifamily property management is running a building with two or more rental units on the owner's behalf: pricing and leasing each unit, screening residents, collecting rent, maintaining shared systems and common areas, and keeping the building compliant with state and local rental law. The owner gets one statement for the building and makes the big decisions.
Do you manage duplexes, triplexes and fourplexes?
Yes. Most of the 160+ multifamily buildings The Joseph Group manages are duplexes, triplexes and fourplexes.
How large a building do you manage?
We manage buildings from duplexes up to apartment buildings of more than 40 units. Our strength is small and mid-size multifamily, where owners want a manager who knows every unit.
How much does multifamily property management cost in Washington?
It depends on the building and the service package you choose. Our packages are on the pricing page, and a free Right Price Promise assessment shows what your units can earn before you decide.
Where in Washington do you manage multifamily buildings?
Across Western Washington, with the most multifamily buildings in Whatcom County (Lynden, Bellingham, Everson, Ferndale), King County (Seattle), and Pierce County (Tacoma, Puyallup, University Place), plus Snohomish, Kitsap and Island counties.
Can you take over a building with residents in place?
Yes. We take over occupied buildings, including the existing leases, deposit records and keys for each unit, so residents' homes stay stable through the change.
