Green Lake's rental market
Green Lake rents on the lake. Homes within a walk of Green Lake Park and the path around the water lease on that walk, and Woodland Park sits just to the south.
The Roosevelt light rail station, open since 2021, puts downtown and the University District a short ride away, and homes within a walk of it compete on that commute.
What Green Lake owners should know
Green Lake is mostly an older-house neighborhood. Many of the houses we manage here were built in the early 1900s, alongside townhomes, condos and small plexes.
Side sewers are yours
Green Lake's early-1900s houses often still run on their original side sewer, and in Seattle the owner owns it out to the main. Mature street trees mean roots, so we scope the line before leasing.
Heating oil tanks
Oil heat was common in Green Lake's older houses. With Seattle phasing out heating oil, a house with a tank still in service, or one buried in the yard, needs a conversion and decommissioning plan.
Condo and townhome HOAs
The condo buildings near the lake from the 1970s and 80s each have their own leasing rules. We collect them when we take the home on. Our lease requires residents to follow your HOA's rules. If there's a violation, we work with the resident and the HOA to resolve it, and any fine is billed to the resident.
