For Washington landlords
Maintenance coordination that protects the home and your spend.
Effective maintenance coordination means your property manager takes every repair request, decides what's urgent, sends the right crew, checks the work and shows you the bill. You set an approval limit; anything above it waits for your yes. The home stays in good shape, and you never get a surprise invoice.
What's included
Every repair, from the request to the receipt.
Requests and triage
Residents submit requests online. Each one is triaged: emergency, urgent or routine.
Emergencies, any hour
Residents have a 24-hour emergency line. Someone decides whether to dispatch now or first thing the next business day.
The right crew
Work goes to our own maintenance and construction team, or to a vetted vendor when the job calls for a specialist.
Your approval limit
You set a spending limit for the home. Anything over it comes to you with the reason and the quote before work starts.
Turnovers and upgrades
Between residents, we handle cleaning, repairs and upgrades that help the home lease faster.
Records
Every job and invoice shows on your monthly owner statement.
Where maintenance protects your return
Maintenance is where rentals quietly leak money. Here's how we help.
- 01
Small problems
A drip under a sink becomes a subfloor replacement if nobody looks. Early triage keeps small problems small.
- 02
Price per job
Our own crews and a vetted vendor list mean fair prices, and your approval limit means no surprises.
- 03
Resident retention
Residents who get repairs done promptly stay longer, and every lease renewal is a turnover you don't pay for.
- 04
Legal exposure
Washington law sets a landlord's repair duties and timelines. We track every request so none slips past what the law requires.
Washington rules, handled
Washington's Residential Landlord-Tenant Act sets a landlord's duty to keep a rental fit to live in and how quickly different kinds of repairs must be started. Cities add their own rules; Seattle, Tacoma and Bellingham each have rental housing standards the state doesn't.
These rules change, and they differ from one city line to the next. We track them for the city each home is in and build them into every lease, notice and renewal.
This page explains what we do, not legal advice. Specific requirements depend on the property's city and the current law.

Questions landlords ask
What is maintenance coordination for a rental?
Maintenance coordination is a property manager handling every repair on the owner's behalf: taking requests, triaging them, dispatching the right crew, checking the work and reporting the cost, within an approval limit the owner sets.
Will you do repairs without asking me?
Only below the approval limit you set, and in true emergencies that put people or the home at risk. Anything else comes to you with the reason and the quote first.
Who does the work?
Our own maintenance and construction team, or a vetted vendor when the job calls for a specialist.
What happens with emergencies after hours?
Residents have a 24-hour emergency line. The crew decides whether to dispatch immediately or first thing the next business day, and you hear about anything significant.
