North Tacoma's rental market
North Tacoma rents on character and the water. Older homes near the Proctor District's shops, Wright Park, Ruston Way and Point Defiance Park lease on those features, and Old Town and the Stadium District sit on the slope above Commencement Bay.
Since 2023, the T Line streetcar has run up to the Stadium District, with a station at North 1st and G Streets, connecting it to downtown and the Tacoma Dome Station.
What North Tacoma owners should know
Many of the North Tacoma homes we manage were built more than a century ago. That brings character, and a few things owners in newer neighborhoods don't deal with.
A Tacoma business license
Tacoma requires anyone renting out property in the city to hold a City of Tacoma business license. Without a current one, a landlord can't raise the rent or pursue an eviction. We check it before we take on a Tacoma home.
Historic districts
Parts of the North End are in the North Slope Historic District, where exterior work that needs a building permit also needs historic design review before it starts. The Stadium-Seminary Historic District is on the National Register. We plan exterior repairs around any review.
Older houses
Plumbing, wiring, foundations and drainage are where the repair bills come from in a century-old home. We look for them at every turnover and flag problems before they become emergencies.
Stadium District condos
Many Stadium rentals are condos in older buildings, where shared systems belong to the association. If a repair turns out to be the association's responsibility, we tell you so it goes to the HOA. Our lease requires residents to follow your HOA's rules. If there's a violation, we work with the resident and the HOA to resolve it, and any fine is billed to the resident.

Tacoma rules that apply in North Tacoma
